  4. Prep and launch. Professional photos for every listing, video where it fits, the MLS, agent outreach and open houses.
  5. Showings and weekly updates. Every week you hear what happened: showings, feedback, new competition and what we recommend next.
  6. Offers and negotiation. We compare every offer on price, terms, financing strength and timing, not just the top number.

How do you decide on a list price?

We start with what buyers have actually paid for homes like yours nearby: recent solds, what is pending, and what is sitting. Then we adjust for condition, updates, lot and location, and look at the price ranges buyers search in. You get the comps and the reasoning in writing, not just a number.

When is the best time to sell?

The best time is when the move makes sense for your life and your numbers. Seasons matter less than price, condition and the competition on your street. We will show you how many similar homes are for sale right now and how fast they are going, so you can decide with real information.

What should I fix or update before listing?

Usually less than you think. Fix what a buyer's inspector will flag (leaks, roof, electrical, anything broken), then focus on clean, bright and uncluttered. We walk the home with you and give you a short prep list ranked by what is worth the money and what is not.

How does commission work?

Commission is always negotiable and is not set by law. Before you sign anything, we walk you through what you would pay, what it covers, and how buyer-agent compensation works under the current rules, all in writing. No surprises at closing.

How long does it take to sell?

It depends on price, location and condition. Over the last six months, the median time on market across the 33 Tampa Bay ZIP codes we track was 34 days (Stellar MLS, April to October 2026). Some areas move faster and some slower, and we will show you the numbers for yours. Once under contract, closing usually takes 30 to 45 days with a loan, sooner with cash.

What if my home doesn't sell?

When a home sits, it almost always comes down to price, presentation or exposure, and all three can be fixed. You get a weekly update with showings, feedback and market changes, and we agree in advance on when we will review the plan together. Do I have to disclose flooding or insurance claims?

Florida requires sellers to disclose known facts that materially affect a home's value and are not easy for a buyer to see. Florida also has a flood disclosure for residential sales: sellers must say whether they know of flood damage to the property, whether they filed a flood insurance claim, and whether they received federal disaster assistance for flood damage. Buyers will also be shopping for insurance, so the roof's age and any recent inspections matter. We help you gather the paperwork early. Can I sell my home as-is?

Yes. Many Florida homes sell on an as-is contract, where the buyer can still inspect but the seller is not promising repairs. The price should reflect the condition, and you still have to disclose what you know. We will show you what as-is homes near you have sold for so you can compare that to fixing first.

Should I sell first or buy first?

It depends on your equity, your financing and how much risk you are comfortable with. Some sellers sell first and rent short term, some buy first, and some negotiate extra time to move out after closing. We lay out the options with your real numbers, and a lender of your choice can confirm what you qualify for.

What happens at our first meeting?

We listen first: your timing, your goals and what you need to walk away with. Then we walk the home, go over the comps, and talk through pricing, prep and timing. You leave with a written game plan. There is no obligation to sign anything.
